About PIUS Estates

PIUS Estates is one of Paso Robles' newest luxury names on one of its familiar corners: the former Zenaida Cellars estate on Highway 46 West, minutes off the 101 in the Templeton Gap corridor. Local winemakers Robert Lotierzo and Anthony Versochi, each with more than a decade of hands-on Paso experience, bought the property in 2022 and have reimagined it top to bottom under the PIUS name.

The 30-acre estate keeps roughly 20 acres under vine, hand-farmed organically and biodynamically with a regenerative approach, on the calcareous limestone-clay soils that define the west side. The cellar centers on Bordeaux varietals, Cabernet Sauvignon above all, alongside a hillside Syrah planting styled as an homage to the steep slopes of France's Cote-Rotie.

The visit leans upscale but stays welcoming. Seated tastings run daily in a setting built around vineyard vistas, with a hospitality team known for personal touches; it is not unusual for the owner or general manager to stop by your table. Reservations are recommended, especially on weekends, and walk-ins are seated when space allows.

Just thirteen miles from the Pacific and cooled by the Templeton Gap's ocean air, the estate sits at a natural crossroads of Paso's west side, an easy first or last stop on a 46 West wine day and a marker of how quickly this stretch of the appellation keeps evolving.
